A salon suite is a small private studio, usually inside a building of many suites, that a licensed professional rents weekly or monthly. You set your own prices, hours, products and music, and keep all of your service income after rent.

It sits between booth rental and owning a full salon in the beauty and personal care industry, where 48% of hairstylists and 76% of barbers already work for themselves.

Who it suits

Licensed professionals with an established client book, enough regulars to cover rent from the first month, who want independence and a calmer, more private setting for their clients.

What to check in a suite lease

  • Weekly or monthly rent, and what it includes: utilities, Wi-Fi, laundry, shampoo bowl and chair
  • Lease length, deposit and notice period
  • Whether the building handles the establishment license or you must
  • Opening hours, security, parking and signage

Startup costs

Deposit and first rent, styling chair and equipment if not included, starting product inventory, booking software, liability insurance and some décor so the suite reflects your brand.

Pricing and income

Know your break-even: weekly rent plus supplies, insurance and software, divided by your average service price. Retail products add margin with little extra time. Pre-booking each client’s next appointment before they leave keeps the book full.

How to grow

Raise prices as demand grows, add a higher-value specialty such as color correction, extensions or lashes, and consider memberships for regular services.

Watch out for

Moving before your client book can cover rent, isolation compared with a busy salon, and doing all your own admin. Booking software with reminders and deposits helps.
