Concrete Roof Cost 1,500 square foot – $21,500 to $28,000

Are you looking to replace an existing roof of your house with a new one but have no idea about the cost of a new roof? Well, in this post you’ll find complete details about the cost of a new roof per square foot for your home.

new roof cost

The average cost of a new roof is between $4,500 and $10,000 depending on the roof size and the materials used. A 1,500 square foot concrete roof costs from $21,500 to $28,000 on average, while an asphalt roof costs between $5,000 to $7,211 on average.

How much does roof installation cost?

Asphalt shingles are most commonly used for new roof construction, which cost between $100 and $400 per 100 square foot. You’ll also need to pay for flashing, trim, vent covers and gutters to complete the project. You can cut down on costs by shingling over the existing roof. It’s not always necessary to remove the existing shingles. However, according to the roofing contractors not removing the old shingles may lower the lifespan of a new roof because they can’t repair any damaged roof deck or apply newer synthetic membranes that offer superior protection against water and ice damage.

Shingles Prices Per Bundle and Per Square

You can get Shingles by the bundle or the per square prices. A square is equal to 100 square feet and will cost anywhere between $150 and $2,500. A bundle is around 1/3 of a square and costs an average between $15 to $25. However, low end asphalt shingles averages anywhere between $100 and $150 per square while clay averages $600.

Shingles TypePer SquarePer Bundle
Asphalt/Composition$150 – $250$15 – $25
3D/Dimensional$470$160
Cedar/Wood$470$160
Metal$500 – $1,800$170 – $600
Clay Tile$600 – $800$200 – $270
Natural Slate$800 – $1,600$270 – $530
Solar$2,200$730

The cost of a metal roof for 1000 square foot ranges between $7000 to $10,500 on the lower-end while it may cost $17,500 on the higher end. The average homeowner usually spends $14,000 to 20,000 for a 2000 square foot roof.

A natural slate tile roof could cost between $14,00 to $22,200 for a 1000 square foot roof. Many roofing pros say that the final price per 1000 square foot roof could go beyond the above price if the slate is high end and the installation pattern is intricate for a roofing contractor.

However, the cost of a clay tile roof could run anywhere between $15,000 to 22,500 for a 1000 square feet roof, the price of the clay time roof could go beyond the above prices for high-end clay tiles that are superior in quality.

Roofing material prices runs anywhere between $290 to $2,135 per 100 square foot. Asphalt is the cheapest material for building a roof and solar is the most expensive with a cost of 21.35 per square feet. Asphalt material prices typically cost between $290 and $500 per square, while metal roofing costs $700 per 100 square foot and the cost of wood shake roofing also remains the same as the metal roofing prices.

How Much Does a New Roof Cost on Average?

  • For a 2,000 square foot new roof the cost is approximately $5800-$7500. A low bid might be closer to $5200, a high bid around $7500 or more.
  • A bundle of shingles costs $15-$25.
  • Shingles, labor and disposal of the old shingles.
  • The procedure for installing a new roof involves stripping one side of the roof, replace old shingles with the new ones, and repeat the same process for the other side. This saves labor costs as all ladders and other equipment are already in place. The majority of the work in roof installation involves removing old shingles and installing the new ones onto the roof. A roofing contractor who uses boom lifts will generally perform work faster and cost less.
  • Paying for the best shingles could cost $15-$25 more per bundle, but is well worth the cost. Look for Architectural shingles with a 25-year life.
  • The cost of renting a dumpster for the disposal of the old shingles will be around $250-$500, though this depends on the size of the dumpster and how much waste it holds. Also, local municipalities may charge extra to dump building materials. Most contractors will include the cost of a dumpster in their estimate, but make sure before work begins.
  • The height and pitch of the roof, as well as roof access and the amount of cutting (to remove the old shingles) will all affect the new roof cost.
  • If there is more than one layer of shingles to remove labor costs can double.
  • Some people choose to have gutters and flashing replaced at the same time as new roof installation. This could cost an additional $2000-$3000 for a home with a 2,000 square foot roof.
  • It isn’t always necessary to strip the existing layer of shingles. Simply putting another layer on top could cut labor costs in half.
  • During off-season a roofing contractor will bid less for a job compared to peak season.

How to Choose a Roofing Contractor?

  • Do some research online for roofing contractors and contact a few of them. All roofing contractors require licenses that are granted by the state and local authorities. For example, in California, a roofing contractor is licensed by the Contractor State Licensing Board. Apart for the licenses check whether a contractor is insured or not. You should work with a contractor that is authroized to perform roofing work and has enough experience.
  • Ask for references of the past customers and previous projects that a contractor has completed in the past. This will help you assess their quality of work and make a better decision.
  • Get multiple bids to compare costs and pick the best contractor for your roofing project. If you can wait for season to end, then you can save a lot more on your project as contractors generally offer lower prices during off season.
  • Remember, an experienced contractor may cost less compared to inexperienced or new contractors because experienced roof contractors have skilled workers and labor saving techniques that ultimately results in saving of cost and time. Ask your friends and family to find a reputable contractor near you.
